Senior Superintendent

The senior project superintendent for Kota will lead and manage the onsite construction team and oversee their work, ensure quality standards are met and deliver successful, completed projects to clients.

Essential Functions:

  • Provide technical assistance and direction to contractors i.e., interpretation of drawings, recommended construction methods, company procedures, planning and schedule development
  • Authorize all field project personnel transactions, small purchase requisitions and field requests for information
  • Coordination of materials and take offs with suppliers and subcontractors
  • Support the project management team in developing, implementing and executing project procedures, working documents and standards
  • Bid, negotiate, value engineer and execute contracts in conjunction with the project manager
  • Set overall schedule and deadlines in conjunction with the project manager
  • Manage, code and approve subcontractor invoicing in conjunction with the project manager
  • Assist in weekly Owner, Architect and Contractor (OAC) meetings


Qualifications:

  • Bachelor's degree preferred
  • 7+ years of professional experience supervising high-end custom home projects
  • Outstanding organizational and time management skills
  • Strong work ethic
  • Excellent written and oral communication skills
  • Knowledge of construction software is preferred but not required

Project Manager 

Our Project Managers are responsible for leading the project and team from start to finish, while being the primary point of contact for the owners, architect, engineer, interior designer and landscape architect. Areas of responsibility include the following :

Pre-construction:

  • Ability to thoroughly understand architectural and engineer drawings and specifications, and build true to them
  • Responsible for developing Scope of Work for each division of the project, including trade selection, RFPs, estimates, awarding and commissioning
  • Organize information and populate project folders with estimates, selections, specifications, and correspondence as needed
  • Coordinate permit application process
  • Conduct technical reviews of the site conditions, including but not limited to preparation and delivered foundation, structural steel, framing, windows & doors
  • Assemble, present and received approval on RFIs
  • Coordinate and approve procurement of major divisions including but not limited to foundation, steel, trusses, windows & doors, cabinets
  • Coordinate regular OAC (Owner-Architect-Contractor) meetings, assisted by assembled job and time specific Agendas


Construction Tasks in conjunction with Site Superintendent:

  • Set overall Construction Schedule with critical paths items, milestones and deadlines
  • Provide technical assistance and direction to Superintendent and trades as necessary
  • Assemble, present and received approval on Change Orders
  • Manage, code and approve supplier and subcontractor invoicing
  • Track and present Budget regularly

Qualifications:

  • Bachelor's degree
  • 7+ years of professional experience supervising high-end custom home construction
  • Outstanding organizational and time management skills
  • Strong work ethic
  • Excellent written and oral communication skills
  • Knowledge of construction software is preferred but not required
  • Willingness and ability to raise regional construction standards
